Los Angeles Unlawful Detainer Specialist | Tenant Removal

When a tenant violates the terms of a lease or engages in unlawful behavior, landlords may initiate what’s commonly known as an eviction or unlawful detainer. These types of evictions apply to both residential and commercial properties and are governed by strict legal requirements under California law and local ordinances like the Los Angeles Just Cause Eviction Ordinance.

Common Grounds for At-Fault Just Cause Evictions Include:
  • Failure to pay rent
  • Engaging in criminal activity on the property
  • Violating a material term of the lease agreement
  • Illegal subletting or unauthorized assignment of the lease​

NOTICE REQUIREMENTS
